SHEBOYGAN – The Sheboygan City Plan Commission approved a conditional use permit for a new convenience store, BP gas station, Indian restaurant and UPS store for the northwest corner of N. 15th St. and Geele Ave at Tuesday afternoon’s bi-weekly meeting at City Hall.
The J-Mart convenience store and BP gas station will be open 24 hours, and have traditional convenience items such as hot and cold food, beverages, tobacco products, gas, firewood and more. The gas station will have a 24x80 foot canopy with three pumps.
The two-story, multi-unit development will also include a small sit-and-dine Indian restaurant with room for approximately 12 customers at a time and a UPS Store. Both will be located on the lower level with the convenience store.
The upper level of the building will house an office, where the owner will manage this and other properties. The development will also include 19 parking spaces.
While the project was approved, the Commission expressed concern about a planned wood fence that would separate the new development from surrounding properties, saying that similar wood fences at the owner’s other properties have fallen into disrepair. As a condition of the permit, the Commission requested that the owner use more durable vinyl fencing instead.
While some members expressed concern about an oversaturation of gas stations in Sheboygan, Manager of Planning and Zoning Steve Sokolowski noted that the development will be a welcome addition to an area of 15th St. that has been “on the radar for redevelopment” for quite some time.
Quasius Construction will be the contractor in charge of the project.
